Slovakia: 207,000 m2 of industrial buildings under construction

Currently there are 207,000 m2 of industrial buildings under construction in Slovakia, of which more than 50% are speculative buildings. They are being built by logistics and industrial parks developers. The data by the Slovak branch of the US-owned property consultancy firm CBRE Slovakia shows that the construction of 90,000 m2 of industrial space within six projects was commenced in the third quarter of 2016 alone. The P3 developer is building 18,000 m2 of industrial space in Zilina and 17,000 m2 in Lozorno, while Prologis is building 22,000 m2 of facilities, Goodman is building an 18,000 m2 production hall and Karimpol 12,000 m2. In Q3 2016 developers completed 61,000 m2 of new industrial area, increasing it to a total of 1.82mn m2. In this period contracts for 62,000 m2 of space were sealed, down by around 25% against Q1 and Q2 2016. The monthly rent remained stable at between EUR 3.30 (USD 3.71) and EUR 4.20 per m2 and the share of unoccupied space was at 2.64%. By the end of 2016 there should be over 150,000 m2 of logistics and industrial space completed.
