Poland: JLL reports on Polish warehouse market

Lease agreements concerning over 3mn m2 of warehouse and industrial space were signed in Poland in 2016 which was a record-breaking result in the country's history, as reported by JLL. Factors which contributed to the growth include competitive rental prices, low interest rates and the significant role that Poland plays as a centre for providing services for e-commerce companies for Western European markets. According to data revealed by JLL, Warsaw was the most active market in terms of warehouse space (745,000 m2). Also, a major increase in demand for warehouse space was recorded last year by the north-western city of Szczecin thanks to two deals signed with Amazon and Zalando, It has also been revealed that the vacancy rate stabilised at a 6.1% level despite the fact that 1.2mn m2 of new warehouse space were delivered, which proves that the Polish warehouse market shows high absorption capacity.
