Ukraine: Recovery in demand for warehouses expected in 2017

According to CBRE Ukraine, demand in the Ukrainian warehouse market will start recovering in 2017. New supply will total 26,100 m2, including phase III of the SAN Factory warehouse complex (4,100 m2) and the Merx complex (22,000 m2). Construction of the Amtel logistics complex under the build-to-suit scheme will begin in 2017 and be completed in 2018. CBRE estimated the 2016 warehouse absorption rate at 110,000 m2, which is 32.5% more than in 2015. The major transactions included the lease of 17,000 m2 in the complex Technopolis Brovary by the logistics operator Zammler, lease of 11,000 m2 in in the complex Omega-2 by the operator Nova Poshta, and 8,900 m2 in the logistics park Komodor by the company Oriflame. The acquisition of the warehouse complex Brovary Terminal by the retailer Rozetka.ua was the largest warehouse purchase transaction. The level of vacant warehouse space totalled 12% at the end of 2016. No warehouses were launched in 2016. The total supply of warehouse space at the end of 2016 was estimated at 1.27mn m2.
